Property development is a long and arduous task from concept, planning and build, to sale. It can take years depending on the size of the development and its important to capture finance along the way to reduce overheads and satisfy lenders. Off plan sales are good for both vendor and purchaser. Seller reaches a target quicker and off plan is cheaper for the buyer.
For best results all round its profitable to get an interior designer involved early on. Not all architects have a designer on board, and sometimes it helps to get a living viewpoint on a property not just a structural concept. Advising on fixtures and fittings, flooring, tiles and general finishes are all important. Designing kitchens and bathrooms with the latest trends and finishes are also important as is sticking within a budget using the designers extensive buying potential and discounts. Beyond this its important for the buyer to see what they can expect when they move in. 3D visuals create the early imagination a Vendor needs to attract the buyer. In a chiswick block with 6 distinctive layouts which the Architect cleverly rearranged from plans bought with planning to maximise space, I was asked to create 6 individual styles to fire imagination.
I created these different designs utilising a range of colours and styles of furniture to attract a wide range of interest, with different budgets in mind, but equally aspirational. 3D in its best form shows a buyer the potential they can achieve, and as part of the deal, can be set up as furniture packages to increase revenue. Once the designated show home is ready that's where its important to actually set out rooms for that physical contact. Many don't have a vision on how to furnish a new property and it helps to guide them along at every stage. The first view is important, be it hoarding, advert or brochure you need to attract them from the competition. Marketing as an Interior Design led development also sets you apart from the run of the mill mass produced spaces. Think about it.
