DEVELOPMENT LAND
The development site at 42 Bindon Road is currently occupied by a vacant Woolaway bungalow. The site, is earmarked for redevelopment into a high-quality residential scheme. Surrounding land uses include residential dwellings on Dowell Close to the north, a modern apartment building to the east, commercial properties along Bindon Road, including a Matalan retail store, to the south, and additional residential properties along Dowell Close to the west.
The site extends, in total, to approximately 0.38-acres (0.15-hectares). The site that is being offered for sale is shown outlined red on the site plan overleaf. It is shown for identification purposes only and is not to be relied upon.
PLANNING
Somerset Council (SC) have recently provided a Resolution to Grant full planning permission (application number: 38/24/0223) for the demolition of the existing bungalow and the erection of 7no. dwellings, together with associated infrastructure works. The Planning Certificate has not yet been issued and is subject to the signing of a Section 106 Agreement which will deal exclusively with a mechanism to secure the purchase of BNG credits. It is anticipated that an actual Planning Certificate will not be issued for several months. In the meantime, we have obtained a list of draft planning conditions from the Planning Officer which are contained within our information pack.
PROPOSED RESIDENTIAL DEVELOPMENT SCHEME
The proposed residential development scheme will comprise of 7no. dwellings, together with associated infrastructure works. All of the dwellings will be open market. Plots 1-2 & 6-7 compromise 2-storey, 3bed dwellings and are approximately 94-sq. m. (1,012-sq. ft.) each. Plots 3-5 compromise terraced housing with plot 4 being mid–terraced and plots 3 & 5 as end–terraced. Plots 3-5 are 2-storey, 2-bed dwellings and are approximately 79-sq. m (850-sq. ft.) each. Plots 1-2 & 6-7 will have 2no. parking spaces on site and plots 3-5 will have 1no. parking space. Accessibility will be provided via the creation of a new access on Dowell Close to the north of the site.

42 Bindon Road is situated in Taunton, the County Town of Somerset, within the administrative area of Somerset Council. The site enjoys a highly sustainable location within a well-established residential area, benefiting from excellent local amenities, services and transport links. Taunton offers a wide range of facilities, including multiple primary and secondary schools, colleges, supermarkets, retail parks, healthcare services and leisure facilities. The area benefits from several nearby green spaces including Longrun Meadow and French Weir Park, while the River Tone provides attractive walking and cycling routes.
