The expanding town of Gillingham has a range of ecclesiastical, educational, employment, cultural, leisure and shopping facilities and amenities, including (but not limited to): a secondary school, a railway station, Brickfields business park, Orchard Park garden centre and a museum. The Cranborne Chase Area of Outstanding Natural Beauty (AONB) is within easy reach to the east an area renowned for its abundance of wildlife and dramatic landscapes. The property is situated off Carrington Way, a well-maintained no through road to the north of Wincanton. It comprises a large (circa 1970s) two-storey reconstituted stone/blockwork building under a tiled roof with a conservatory style extension to ground and first floor. It includes a rear car park, courtyard and garden areas. The building currently extends to a total area of 1,338-sq.ft. (14,401-sq.ft.). It is abutted to the north by residential dwellings and agricultural land behind; to the east by residential gardens; to the south by Carrington Way and a car park; and to the west by Locks Lane and residential dwellings beyond.
The property extends, in total, to approximately 0.4-hectares (0.9acres). The site that is being offered for sale is shown outlined red on the site plan overleaf. It is shown for identification purposes only and is not to be relied upon.
PLANNING
Carrington House presents a rare opportunity to purchase a property in a prominent position, within the development limits of Wincanton.
It is now a non-trading C2 Residential Institution and the facility is closed. The previous operators (Somerset Care Ltd) had the property registered with the Care Quality Commission (CQC) as a care home for a maximum of 44no. people, with personal care. The property could be used for the existing use (subject to CQC registration/compliance).
Alternatively, the property could be used for a range of alternative uses (subject to planning). The property is within walking distance of a range of facilities and amenities that Wincanton has to offer and we believe the property will be of interest to developers.
