LOCATION

The market town of Brecon (population of 8,000) stands on the banks of the River Usk and is synonymous with hill walking, being the town from which the famed Brecon Beacons National Park takes its name. The Brecon Beacons is one of the most popular outdoor pursuits tourist destinations in the UK with its mountains and ridges, numerous rivers including Usk, Ithon and Irfon, a canal, a mountain railway, its waterfalls and many popular towns and villages to attract visitors.

The town of Brecon is its most popular location/destination and is a Georgian market town lined with character buildings and at its very heart is the subject property, the Lounge Bar & Café. It is of traditional Georgian/early Victorian appearance having attractive glazed frontage with bi-fold doors allowing the trading areas to flow into the street/town to its front where the property is licensed to place six tables. The trade areas extend to 1800 square feet of licensed areas located at ground and first floors both with fully equipped bar serveries and presented in a contemporary style. They are ‘chameleon’ style rooms able to trade as a traditional café bar or a late night venue. At second and third floor is a spacious owners flat. There is also a rear yard. The property is briefly described as follows:

TRADE AREAS

It is a double fronted terraced property with recessed vestibule providing access into the MAIN BAR AREA. Upon entering the room there is a spiral staircase that leads to the basement and first floor. There is a fully equipped BAR SERVERY which has temporary panelled frontage and display back. The room has tiled effect floor and poseur style tables and chairs currently arranged for 15 to 20 customers seated. To the rear of the servery is a KITCHEN AREA/OFFICE with non slip flooring.

As previously referred to and accessed via the spiral staircase from the main lounge is the FIRST FLOOR BAR which again has its own fully equipped servery. The room is similarly appointed to the ground floor, again with poseur style chairs as well as other seating to assorted tables including feature seat to the front bay window. This area is able to cater for a further 20 or so customers seated, with standing space for more. The room has a 7 foot projector TV. Also at first floor is a small outside area which is utilised as a SMOKING SOLUTION.

There is spiral staircase down to basement level which houses a set of recently refurbished LADIES and GENTLEMEN’S TOILETS and a lockable WINES & SPIRITS STORE which also houses the ice maker.
