How Does it Work?

We keep things as simple as possible. This includes our entire loans process from start to finish. The process takes place over six stages which can be seen below:

1. New Project Discussed
2. Application Form
3. Meeting with the Magnet Capital team
4. Offer Letter Signed
5. Surveyor meets Borrower on Site
6. Funds Completed

Criteria

Lending criteria:

• 55% GDV plus rolled up interest
• 100% build costs and contribution towards purchase price
• Experienced builders & developers
• Primarily residential schemes for new builds refurbishments and conversions
• Will also fund non-experienced developers in joint venture scheme.

Initial information required for an immediate decision:

• Location of site and type of development
• Purchase price, build costs & GDV
• Loan facility required
• Experience & background of borrower
• Contact details of borrower.

Areas covered:

• Greater London & Home Counties
• Southern England including Devon
• Midlands
• South Wales
• Projects outside these areas can be considered.

Decision process and timescales:

• Decisions are made immediately over the phone, with the borrower invited in to meet the team as early as the same week
• Funds can be available within 10 working days of an Offer being signed subject to legal requirements.

Size of Loans:

• Loans from £200,000 to £2,000,000.
