Longstanding clients of Bonsors, Marks Bloom’s offices are located near to our offices and the company has been based in Kingston upon Thames for a number of years. The property comprised a ground floor retail unit occupied by the Futon Store and two floors of offices above occupied by Marks Bloom. The building is very prominently situated fronting Kingston’s ring road at the junction of London Road, Fairfield North and Old London Road.
KBC Trust is a charitable organisation working with young people in Kingston upon Thames who hold a long lease in a building in Hampden Road Kingston upon Thames.
The company had seen costs escalate over a number of years that was now threatening profitability. Bonsors were called in to carry out a ‘Healthcheck’.
Major towns and cities in the South East including areas around Kingston upon Thames are facing a shortage in office space supply. The situation in the region is stark with development activity in the office market just 840,000 square feet of speculative space delivered to market in 2018, down from 2.4 million in 2017.
With the seemingly insatiable demand for online shopping, the demand for warehouse space has risen and developers have followed suit investing in industrial units and warehouses to facilitate storage and distribution requirements. The latest RICS market report for Q12019 sees a continuing decline in retail space, office space remaining stable and an increase in the demand for industrial units and warehouse space.
This is an example of how Bonsors’ expertise, local knowledge and contacts led to a solution which whilst very different from the original letting brief provided a more suitable outcome for the client, Kingston College and the town.
