This conversion was a listed house and barn in a courtyard complex with the barn being converted into a modern living space incorporating a photography studio to the first floor.Listed planning permission was achieved by the team at Carrock Design and Build to create a subservient link to main house. A compact biomass boiler in this link was installed and hidden by a curved wall. Externally bi-fold windows open up fully to allow an unobstructed view down the valley.
The brief on this project was to refurbish a listed house using traditional materials and techniques.Internally the project was complex and included the removal of modern concrete floors replacing with Lime/Leca and the removal of cement gypsum plaster, replaced with Lime/Hemp plaster.
The property was designed over 2 storeys on a complex sloping site. This gave our team the opportunity to use a site constraint to the client’s advantage and design and construct a lower basement level which housed a biomass boiler and gymnasium.
Lake House is part of an impressive villa of typical Victorian Lakeland design, previously subdivided into two separate substantial homes, close to Ullswater within the Lake District National Park.
