Pure Town Planning-Approved block of six flats in Broadstone, Dorset

BCP Council (Formerly Borough of Poole):  Darryl Howells, a director of Pure Town Planning has pioneered another ‘first’ planning permission, this time for a block of six 2-bedroom flats in a street of detached houses in Broadstone, Poole.

Our client had attempted several times to intensify the number of residential units on this site.  The last approval (also secured by Darryl) was for a pair of semi-detached houses. Darryl persuaded the client to try a block of flats, as his opinion was the scheme had a high likelihood of being successful.  The client instructed DOT Architectureto prepare plans for the proposed block of flats, positioning car parking to the front and rear of the building.

 

Darryl prepared a concise and robust planning statement and submitted the scheme.  The public consultation period created significant resident opposition, however Darryl convinced the planning officer that the scheme complied with all levels of planning policy and that there were no material grounds to refuse the scheme.  The planning officer agreed and made a recommendation to approve to Planning Committee.

During that Committee, Darryl’s deputation highlighted the positive merits of the scheme and convinced members that despite being the first block of flats within the street, the scheme represented sustainable development, no harm to the character of appearance of the street scene and no harm to neighbouring amenities form overlooking or vehicular disturbance.  The scheme was approved 8-3 in favour.
