Positive Response to Development Plans

Proposals for much-needed housing in a Devon village have been well received by council planners.
The land of around 2.1 hectares (5.2 acres) at Brayford, near Barnstaple, has been confirmed as suitable for development.
Mark Chugg, Partner at Greenslade Taylor Hunt, which is marketing the site, explained: “The land offers a development opportunity as a Rural Exception Site (RES). This is due to the housing need within the village and surrounding area.
“The pre-application response confirms that the land is within a sustainable location and the proposal is acceptable in principle, subject to further access, layout, scale and design work.”
A Housing Need Survey was carried out in May 2024 and identified that there was a need for at least six affordable homes in the village over the next five years.
The land is close to the village hall and part of the land would be earmarked for additional car parking associated with the hall.
The deadline for the submission of offers is 12 noon on Friday, December 6. Offers are invited on the basis of a conditional sale - conditional on the grant of outline or detailed planning permission, expiry of the Judicial Review challenge period and being free from challenge.
Alternatively, the site could be sold via a promotion agreement with a land promoter or an option agreement with a housebuilder, registered provider or building contractor.
