Planning Granted for 421 More Homes in Marleigh

Full matters planning has been given to housebuilders The Hill Group and Marshall for phase two of their joint venture (Hill Marshall LLP) at Marleigh.
The second phase is comprised of a further 421 mixed-tenure homes and a variety of public spaces. It will be constructed alongside phase one, currently under construction, comprised of 547 homes with community facilities, including a primary school, nursery, and a community centre.
The properties in phase two have been designed to feature active frontages which overlook open landscaped spaces, with each home also featuring energy saving and carbon reducing features including air source heat pumps and photovoltaics.
The masterplan features a landscape led design, with higher density homes with easy access to the countryside and green spaces running throughout the development, hoping to encourage its residents to lead a healthier lifestyle, including a garden square, known as The Titch, at the centre of the development providing an amenity space with a children’s play area.
The overall design is underpinned by the vision and placemaking principles set out in the Design Code, including material usage, brickwork design, and colours and textures in the scheme which will also integrate into phase one. There is also an emphasis on greener transport options, with cycle provisions incorporated for all residents.

Construction of phase two is expected to start in early 2022. The project team for phase two includes Terence O’Rourke, JTP LLP, Bradley Murphy Design and WSP.
