Pine Grove, Totteridge - London

Our clients fell in love with this delightful rural Totteridge location, the “Arts & Crafts” feel of the original house, and the expansive rear garden with countryside views across South Hertford. MAAPS were commissioned to provide full planning, architectural, and interior design services for this residential project.
Our immediate priority was to strip away years of incremental internal reconfigurations and ad-hoc extensions which had divided the house into isolated domains of his and hers. By carefully peeling back layers of tired faux stucco, fake beams, and orientalist motifs we rediscovered the honest aesthetic essence of the house. And from a clean slate we were able to carefully reconfigure, restructure, and modernise the interior as an integrated home for three generations of family. The use of Oak for the interior flooring, internal doors, kitchen, and fitted cabinetry permeates throughout the interiors.
While the programme of works required extensive architectural interior remodelling, the outward appearance reverts to the simplicity and vernacular charm of the original house – with warm terracotta brickwork, natural stucco render, solid oak doors and shutters, Crittall windows, and heritage clay roof tiles.
The project exemplifies how our sensitive and progressive approach to design, in conjunction with our client’s aspirations and within the constraints of the Totteridge Conservation Area, can yield harmonious architectural and interior solutions. By harnessing the essential charm of the original house, we have elegantly retrofitted and sustainably extended the life of this handsome property.
