A 68-bedroom hotel behind a Victorian-period façade in Paddington is to undergo a major refurbishment and new fit out following its acquisition by overseas investors Prima.

The former Victoria Garden Hotel at 100-102 Westbourne Terrace was sold by the specialist Hotels team at Colliers, on behalf of Property Investments (Development) Limited.

Originally two large Victorian family homes the 26,000 sq ft property was converted into a hotel in the 1960s, while maintaining an 1840s façade. The new owners are due to embark on a major refurbishment programme to create a new boutique four-star hotel, just a short walk from Hyde Park, the shopping districts of Marylebone and Mayfair as well as London’s West End. With the closest Tube station being Paddington, Heathrow airport is just 15 minutes away making it an ideal location for international tourism.

Richard and Mark Breen from Capilon, who will operate the hotel, commented: “We’re delighted to have secured this property with our partners Prima who recognise the strength of the London hospitality market. Westbourne Terrace offers that traditional London look, with the opportunity to create a modern boutique hotel experience for domestic and international visitors. It’s expected that we will be able to announce an official reopening next year.”

Colin Hall, director of London Hotels Agency at Colliers, who handled the sale, added: “The beauty of 100-102 Westbourne Terrace has always been the opportunity to acquire a solid, blank canvas hotel asset which is well located for all the main tourist destinations of central London, and also easily accessible for international travellers.

“The London market is definitely returning to upswing and we are seeing both international and domestic investment recognising the long-term strength of the capital’s hospitality market.”
