Metroland Design Given Approval by Brent

The recent planning approval by Brent Council for the development on Pellatt Road marks a significant step in transforming an underutilised area in Wembley into a vibrant residential community.

The project, designed by GPAD and developed by Caswell & Dainow, aims to construct a five-storey residential building comprising 13 homes. This development is strategically located opposite the Preston Road Sports Ground, offering a unique blend of modern living and community integration.

The design draws inspiration from the Metroland ethos, focusing on creating homes within abundant greenspace. The architectural approach incorporates elements from modernist buildings in the borough, ensuring the homes are environmentally responsible. Features such as super-insulation and on-site renewables are integral to delivering sustainable, cost-effective living spaces. The building’s sculpted form pays homage to the pavilion that once stood on the site, enhancing its connection to the sports ground with south-facing garden terraces that contribute to a 10 per cent Biodiversity Net Gain.

Despite the project’s promising aspects, it has faced objections from local residents. Concerns have been raised about the lack of consultation, the scale and design of the building, and potential impacts on neighbouring amenities, including loss of light, privacy, and views. Additionally, issues related to transport, access, and the loss of green space have been highlighted.

Nevertheless, the development is poised to become a landmark within the community, offering dual-aspect homes that cater to a diverse demographic. As a gateway to the wider estate, the new pavilion building is set to enhance the local landscape, supporting a community of all ages.
