Land Sales Could Lead to 1,200 New Homes on Edge of Chelmsford

Various parcels of land have gone up for sale on the outskirts of Chelmsford, which could bring 1,200 new homes to the city.
The seven greenfield sites at Essex Regiment Way and Belsteads Farm Lane are located adjacent to the east of the A131 and comprise partly arable land and the former Channels golf course.
The land currently has an outline planning application submitted for up to 1,200 homes and extends to approximately 59.5 acres, has been allocated for development under the North Chelmsford Area Action Plan (NCAAP).
It is being marketed by Savills in Chelmsford on behalf of Ptarmigan Land – with the largest plot measuring 21 acres (8.5 hectares) with the potential to accommodate up to 298 homes.
The development comprises Zone 1 of the wider North East Chelmsford Garden Community, with the submitted planning application seeking permission for a primary school, employment areas, a neighbourhood centre and associated public space including play and recreation areas. A decision is anticipated in July.
In addition to new road infrastructure currently under construction, a new railway station is also planned to be opened at nearby Beaulieu Park in 2025/26.
Tony Lockwood, who is leading the sale for the development team at Savills Chelmsford, said they were now inviting offers for the available land parcels. He said: “Along with the rejuvenation of key parts of the city centre, one area where we have seen some of the biggest change in Chelmsford over the past 10 years or so has been in the provision of new homes.
“There has been a huge amount of development – with even more in the pipeline. But even that has not been enough to meet demand.
“There remains a huge need for new homes and sites such as this – which have already been allocated for development – do not come up very often. Over the last three months, there has also been an increase in appetite for strategic land – offering housebuilders medium to long-term opportunities – and we expect this to increase as the year progresses.
“With changes to national planning policy likely to reduce the number of sites gaining consent, it represents a very exciting opportunity.”
Offers for specific or all parcels of land are invited on a ‘subject to outline planning’ basis.
