July Auctions – Commercial Property Highlights

Here at Clive Emson, we auction all types of properties and land, from converted barns to urban apartments, blocks of garages to acres of woodland. One particular area we specialise in is commercial properties and we’ve got some absolute gems at our July auctions, here we’ve picked out three highlights!
Tea time in the countryside
A lovely tea room is going under the hammer at our Kent and South East London auction on 23 July. Cosy Tea Rooms situated in the heart of the picturesque village of Elham, Kent lives up to its name being housed in a snug, attractive period building.
Elham is a picturesque village situated approximately 14km from Canterbury and 8km from Folkestone in the Kent countryside. The tea rooms comprise of two main seating areas, a lobby area, kitchen, storage areas, and ladies and gents W.Cs, and there is a shared private parking area to the front. The ground floor double fronted premises are let, trading as the Cosy Tea Rooms.
The guide price for the property is £125,000 – £130,000 (plus fees). The building is currently let on a 10 year lease, from 4th August 2018, at a current rental of £10,000 per annum. Furthermore, the lease is excluded from the 1954 Landlord & Tenant Act Part 2 (Section 24-28) and we understand it is currently exempt from business rates through the Local Authority Small Business Scheme.
A pub going under the hammer – we’ll drink to that!
A pretty pub, known as the Brickmakers Arms, in Ridgewood, East Sussex is to go to auction at our Sussex and Surrey event on 24 July. The detached public house sits on a good size plot extending to 0.10 hectares (0.24 acres) and is situated in a semi-rural area on the outskirts of the town of Uckfield. The property comprises a ground floor bar area with games room, off-road parking, beer garden and three bedroom maisonette on the upper floors.
Ridgewood is located one mile south of Uckfield town centre providing a wide variety of local shops, amenities and mainline railway station. The property is also conveniently located with easy vehicular access to the A22 and surrounding areas.
The guide price for the property is £250,000 – £275,000 and offers an exciting opportunity for investment, owner occupation or re-development, subject to all necessary consents being obtainable.
Sea views in the Isle of Wight
The wonderful Esplanade Hotel on the Isle of Wight will be going to auction at our Hampshire and Isle of Wightevent on 26 July.
The hotel, located in the seaside resort of Sandown on the islands southeastern coast, has 60 bedrooms and offers incredible views over Sandown Bay. The property, on the islands south eastern coast, is made up of five Victorian seafront residences which were absorbed into one to make the Esplanade.
The four-floor building comprises of 60 bedrooms, many of which have en-suite facilities and sea views, a large dining room and hotel bar, as well as indoor swimming pool and jacuzzi, kitchen and laundry room. Outside there is a sun terrace and shack-style café.
Though the hotel needs upgrading and refurbishment, there is clearly a demand for hotel accommodation on the island, with a new 100 bedroom Premier Inn being constructed further along the seafront in nearby seaside town Shanklin which is due for completion later this year.
The guide price for the hotel is £500,000 (plus fees). The existing building may also be suitable for conversion or, re-development of the entire site, subject to all necessary consents being obtainable.
