Overview of Demand
We have seen a marked increase in occupier requirements since the start of the year. Although the market for very large units remains dominated by online retailers and 3PLs, a key theme across the smaller to mid-size ranges is the sheer diversity of requirements. We are seeing demand from a broad mix of occupier types including parcels carriers, the automotive sector, hi-tech manufacturers and the public sector, as well as retailer-driven requirements.
There have been several sizeable transactions so far this year, including Pets at Home taking a pre-let of 670,000 sq ft at Stafford North Business Park; 3PL Wincanton taking the sublease of a 528,000 sq ft unit in Corby; online fashion retailer ASOS taking 437,000 sq ft at Fradley Park, Lichfield; furniture retailer MADE.com taking 387,000 sq ft at London Gateway Logistics Park in Essex; and 3PL Alloga taking 371,000 sq ft at Derby Commercial Park.
