An attractive piece of land with outline planning permission for three detached open market homes in the quiet hamlet of Derril, near Holsworthy, is on the market with development land specialists Greenslade Taylor Hunt.
“This is an exceptional site in a rural location within close proximity to the sandy beaches of the North Cornish coastline,” said Mark Chugg, Partner at GTH’s Development Land and Planning Department.
The land extends to 0.25 hectares (0.62 acres) and is guided at offers in the region of £225,000. It is just 1.1 miles to the South West of the A3072 which links Bude to Holsworthy. The A3072 crosses the A39 at Bude – the gateway to the whole of the North Devon coast and much of Cornwall’s too.
In January 2023 Torridge District Council granted outline planning consent for three detached homes together with associated infrastructure works at the site, which is situated off an unclassified road to the North of Derrill. The permission is subject to 11 conditions. All matters are reserved with the exception of access.
The seller is undertaking a reserved matters application to preserve the outline planning permission. As the permission is in outline the exact configuration of the development can be varied.
The site at Derril, Pyworthy, comprises agricultural land and is relatively level. It is subject to a Section 106 Agreement with a contribution of around £13,774.93 expected from the developer for provision or enhancement of green spaces around the development.
