A symbol of the Kent countryside

There are fewer things more strongly associated with the Kent countryside than the Oast house, and a beautiful specimen is going under the hammer at our Kent and South East London auction on 10 December.

The detached converted Oast house is located in the leafy village of Wrotham near Sevenoaks and is conveniently located for the M26 and M20. The property sits on a 2-acre plot and has five bedrooms requiring refurbishment and updating.

On the ground floor, there is an entrance hall, living room, reception room, kitchen/breakfast room, further living/dining room, garden room and bathroom with WC. Moving up to the first floor you will find a large landing, main bedroom, two further bedrooms, two bedrooms with dressing rooms and a family bathroom with WC.

The property is accessed through wrought iron gates leading to a plot extending to approximately 2 acres with extensive gardens, courtyard, wooded copse area and detached double garage.

The guide price for this wonderful property is £480,000-£490,000. To arrange a viewing please contact our Kent office on 01622 608400.

Coastal guest house

Have you ever thought about running a guest house? Well at our Sussex and Surrey auction on 11 December a pretty Edwardian guest house is going under the hammer with a guide price of £550,000-£600,000.

The detached guest house is located in Seaford on the East Sussex coast, with Brighton just under 20 miles to the west and Eastbourne just under 10 miles to the east. The guest house is situated a few minutes walk from the town centre with its comprehensive local shopping facilities and mainline railway station. The property is arranged as a guest house with en-suite facilities over three floors.

On the ground floor, you will find a reception area, guest lounge, guest dining room, staff bedroom with en-suite bathroom, office, two stores, two utility rooms and pantry. On the first floor, there are two single rooms, a double room, shared bathroom, two separate toilets, three double en-suite rooms and two further rooms.

The second floor has five double en-suite rooms, two single bedrooms, a further double bedroom and a shared public bathroom. Outside the property, there are landscaped gardens with a patio to the front, rear garden with a seating area with large storage shed.

This great property also has the potential to be converted into residential property, as planning permission has been granted by Lewes District Council for change of use from a hotel to an 18-bedroom house in multiple occupation or six self-contained flats.

To arrange a viewing please contact our Sussex office on 01273 504232.

A property you can bank on!

A former Natwest branch in the quaint Cornish town of Liskeard goes under the hammer at our West Country auction on 12 December. The town centre property has potential, subject to all necessary consents, for residential and/or commercial development offering good sized accommodation over five floors.

On the ground floor, you will find an entrance vestibule, former public cashier and working areas, interview rooms, office, strong room and access to a basement used for storage. The first floor boasts a business centre, WC facilities, stationery room, large staff room and cleaners store.

On the second floor, there are a number of storerooms, an office and a WC, and the third floor has a feature ‘turret’ room (as seen in the photo above). To the side of the property lies access to a rear yard that, as well as having a door to the ground floor, has a staircase to the first floor.

The former bank has a guide price of £150,000-£165,000. To arrange a viewing please call our West Country office on 01392 366555.
