Where does the responsibility lie in ensuring the safety of commercial buildings and property?
The landlord, commercial building owner or occupier (including facilities managers and property management companies) all have a legal obligation to protect staff and visitors with all the necessary fire safety measures as well as other commercial building safety certification requirements.
A safety fire risk assessment must be carried out as first step in fire safety for any commercial property and should be noted that it is also a legal requirement along with an appointed fire marshal / fire warden coupled with fire safety training for your team. Regardless of square footage, premises must be protected by a fire detection and alarm system, portable fire extinguishers, a gaseous suppression system and/or an emergency lighting system.
The Fire Safety Act 2021. The Act amends the Regulatory Reform (Fire Safety) Order 2005 (the Fire Safety Order).
