Caversham Homes Could Make Way for Retirement Flats

Five more 1930s homes on Henley Road in Caversham may be demolished for a scheme of 59 retirement properties.

A planning application to Reading Borough Council by a developer named as Henley Road Land, via Turley, will involve demolition of 205 - 213 on the south side of Henley Road and development across the back gardens of numbers 205 - 219.

The scheme will use the access currently being constructed as part of Signature’s 82-unit care home which is being built on the site of homes at numbers 199 - 203.

That scheme is next to the Ruskin development of apartments, which was completed in 2002 on the site of numbers 191 - 197.

The new proposal is for two blocks with 18 one-bedroom and 41 two-bedroom apartments, with one block facing onto Henley Road and the other towards the rear of the site. There will be a total 46 parking spaces. The homes are for people aged over 55.

The application’s planning statement notes: “The proposed development at Henley Road, Caversham responds to an ageing trend that is intensifying throughout the Caversham area.”

ONS data published in the report shows the number of people aged 60 and over in the Caversham, Caversham Heights, Emmer Green and Mapledurham area rose by seven per cent over the period 2011 – 2020, while there was a similar rise in the in the population aged between 45 and 59 in that period.

At the same time there was a 14 per cent decline in the area in numbers of those aged between 15 and 29 and a 27 per cent drop in numbers of those aged between 30 and 44. That period witnessed a decline of six per cent across the population as a whole.

As well as Turley, the team on the project includes Bowman Riley as architect, mode as transport planner and enplan on landscape design.
