This project was the refurbishment of an existing hotel and self-catering property located in a stunning location on the edge of Ullswater and incorporated ornate features from original properties. This was a high quality build from the design phase onwards to develop a superb Lakeland facility attracting affluent holiday makers.

The property was totally renovated to incorporate all modern conveniences affluent clients would expected of a luxury holiday in the heart of the Lake District.

We proposed an extensive kitchen extension which was negotiated in close consultation with the Lake District National Park planners to take full advantage of the superb views over to the length of Ullswater along with the Spa and Laconium extension. The Spa is timber clad and painted in deep blue to mask its appearance from distant views.

Bi-fold doors were crafted by our joiners in our workshop then installed on site to give access onto a raised deck along with custom made raised collar trusses in the ceiling with LED lighting installed.

We designed all the windows in the properties to maximise views and capture natural light from the bedrooms and living areas and the property had underfloor heating throughout supplied by a pellet biomass boiler.

Additionally, the stone barn was converted with 3 luxury bedrooms and a large living space designed to accommodate additional guests or to offer conferences facilities
