The site is in the Meyrick Park & Talbot Woods Conservation Area and comprises two substantial detached Edwardian properties which accommodates an HMO and a dwelling.
The applicant approached Pure Town Planning and we provided a confidential free-of-charge planning appraisal identifying the potential development opportunities and also the restrictions. We advised that as the site is in a conservation area, the proposal would need to safeguard or enhance the character and appearance of the conservation area. To save the client the initial cost of a planning application, we firstly submitted a pre-application enquiry to BCP Council and had a meeting with the planning officer. The feedback from the pre-application was generally positive, and we therefore proceeded to an outline planning application on the site with a greater degree of certainty.
To support the application we prepared a comprehensive Design, Access, Planning and Heritage Statement which demonstrated that there were various similar developments along Bryanstone Road, that the proposal would not be harmful to the character and appearance of the area, would safeguard neighbouring amenity and would maintain highway safety.
Upon considering the application and supporting documents, and after some negotiation relating to bin and cycle stores, the Planning Officer agreed with our conclusions and recommended the scheme for approval. Our client was pleased with the decision, which will deliver two high quality flats in a highly sustainable location.
