Approved: 6 flats and 2 detached houses in Evening Hill, Poole

BCP Council (former Borough of Poole): Matt Annen, one of the directors here at Pure Town Planning, is pleased to have successfully secured outline planning permission for the erection of a contemporary block of 6 apartments and 2 detached houses in Evening Hill, near the prestigious Sandbanks peninsular in Poole.

Both the houses and the flatted building were innovatively designed in a highly contemporary style by ARC Architecture. The area is characterised by large single dwellings and purpose-built blocks of flats on large plots, although there is evidence of plot severance in the area and there are a variety of plot shapes and sizes.

There was an extant permission on site for two detached houses with integral garages one at the back of the site and one at the front. The flats would be positioned at the front of the site and houses to the rear in similar locations to the approved footprints. The flats are arranged as 6 three-bed apartments which are provided over three floors. This building has a flat roof and a basement garage of 13 parking spaces and cycle store. A driveway will be laid down the western side of the site providing access to the 2 four-bed houses which themselves would have integral garages and be four storeys high, with a flat roof and ground floor partly set in to the sloping ground with a ‘sunken terrace’ at the rear.

The planning officer confirmed in his report that the scheme proposed 8 units of residential accommodation in the urban area in a form, layout and design that would preserve the residential character and appearance of the area and the amenities of neighbours. It would therefore achieve environmental benefits to contribute positively to achieving a sustainable pattern of development in accordance with Local Plan policy PP02. He went on to say that whilst the site is not close enough to a designated local centre to fall within a sustainable transport corridor, it is within easy walking and cycling distance of other services, leisure and recreation facilities that contribute to the well being of residents.
